The Emesh Real Estate website and NADLANEWS magazine are operated by the same company, registered in Israel as אמש נדל״ן רון מנשה בע״מ, company number 515161552, at 62 Sokolov Street, Holon (the Company). These terms apply to both websites. Full contact details appear below.

The websites present the Company, real estate projects and opportunities, publish magazine content, and allow enquiries and newsletter subscriptions. The service is primarily intended for people aged 18 and over.

Information, planning and investments

Website content is provided for general information. It is not investment, legal or tax advice, a property valuation, or a personal recommendation taking account of an individual user’s circumstances. Displaying a project or article does not in itself constitute a binding offer.

Planning information, building volumes, future infrastructure, forecasts and timetables may change and depend, among other things, on decisions of the authorities and the required procedures. Publication does not guarantee planning approval, rezoning, a building permit, returns, appreciation or a realization date. Property and land investments involve risks, including delays, additional costs and inability to sell at the desired time.

Before making a decision, examine the specific property, the rights attached to it, its planning status and current documentation, and obtain independent professional advice as appropriate. Any transaction will be governed by separate documents and an agreement. These terms do not limit disclosure duties or other rights under applicable law.

Images, videos and maps

All images and videos on the websites are for illustration only. Some media consists of renderings or was generated using artificial intelligence, and some was photographed for the Company. A rendering does not mean that the development exists, has been approved or will look as shown.

Maps and location diagrams provide general orientation. They are not survey maps, statutory plans or documents establishing property boundaries or rights.

Magazine content and sponsored publications

The magazine publishes articles, updates and overviews about planning and real estate. Read each publication in the context of its date and sources; circumstances may change after publication. A Company representative approves the Company’s content before publication. Contact us to report an error or request clarification.

Publications marked as sponsored articles or sponsored content may have a commercial purpose. They do not constitute personal advice or a guarantee of an outcome.

Enquiries, personal details and newsletters

Provide accurate details belonging to you or supplied with authorization. Providing information is voluntary. Without the fields marked as required, the form cannot be submitted or used to handle the request. You may also contact us by telephone or email. Our privacy policy explains how the details are used.

An enquiry allows us to contact you and handle its subject. Newsletter subscription is a separate action with a dedicated consent checkbox. Newsletters may include articles, updates and the Company’s investment offers. You may request removal by replying to an email or contacting the Company. Publication or acceptance of these terms does not replace any consent required by law to send advertising messages.

Permitted use and content rights

You may browse the websites and share links to their pages. Do not copy or republish content for commercial use without permission, subject to uses permitted by law. Rights in content, logos and media belong to the Company or the relevant rights holders, as applicable.

Do not use the websites for fraud, unauthorized submission of another person’s details, privacy violations, spam, unauthorized access or disruption of the websites or their systems.

Availability and external links

We work to keep the websites functioning and their information updated, but errors, interruptions, faults or outdated information may occur. External links lead to services operated by others and subject to their own terms and policies.

These terms do not exclude liability that cannot lawfully be limited or waive rights that cannot be waived. An online enquiry does not in itself create an investment agreement or a commitment to provide a particular service.
